Why a price alone tells you little
A small visible patch and a concealed multi-room problem can require different investigations and work boundaries. A quoted total is meaningful only when you know the rooms, materials and tasks it covers. Ask whether the amount includes a visit, assessment, cleaning, removal, disposal, drying checks and rebuilding. This guide supplies a comparison structure, not a price forecast or a promise of a free estimate.
Put each proposal in the same columns
Record who evaluates the property, which areas are included and what work is excluded. Add containment, protection of belongings, handling of removed material and the completion evidence. Note separately any plumbing, roof, ventilation or finish repairs. A shorter proposal is not automatically a better value if important responsibilities remain undefined. Ask for those gaps to be explained in writing.
Make uncertain conditions visible
A business may need access or further assessment before defining concealed work. Ask what triggers a revised scope, who authorizes changes and how the new price is documented. Do not accept an open-ended instruction to remove whatever is found without understanding approvals and boundaries. Keep the original proposal and every authorized revision together.
Check the right Florida credentials
Use DBPR’s official mold-related services information and license search to check the person and business proposed for the work. Ask who is responsible for assessment, remediation and any completion review. A website’s logo is not credential evidence. The site does not screen or certify the business that accepts your inquiry, so direct verification is part of your hiring decision.
Ask about access and use of the home
Give the business the room layout, entrances and any shared-building requirements. Clarify which spaces may be unavailable and how people and belongings are handled. Ask who coordinates with a property manager or insurer where needed. Do not assume a generic quote includes moving stored items, restoring finishes or addressing a separate building defect.
Choose with a complete written record
Compare the final scopes, exclusions, charges, proposed timing and completion records. Save the assessment and moisture-source information with the contract. Ask questions before signing and verify any separate service terms directly. When ready to call, use the scope checklist below and share the affected rooms, water history and exact address.
